Zones: Divided into "Resort Overlay" (copper, parts of Keystone/Breckenridge) and "Neighborhood" (residential) zones.
License Caps: Strict, low caps exist in Neighborhood Zones. As of Jan 2026, many basins are over capacity, meaning no new licenses are issued until numbers fall.
Waitlist: The Snake River, Lower/Upper Blue, and Ten Mile basins have active waitlists.
Booking Limitations: Neighborhood zones are limited to 35 bookings per year (not nights).
Primary Residence: If a property is a primary residence, a license is required but does not count toward the cap.
Resort Zone: No caps and unlimited nights in designated resort areas.
Zones & Caps: Uses a four-zone system. Licenses are capped, and waitlists are extremely long in residential zones (Zones 3).
Fees: High regulatory fees, calculated based on studio/bedroom, often over $700+ per year.
Responsible Agent: Must respond to issues within 60 minutes.
Transferability: Licenses are not transferable upon sale of the property.
License Cap: Limited to 25% of total residential housing stock (approx. 900 licenses). As of early 2026, the cap is reached, and a long waitlist is in place (12-14 month wait).
Occupancy: 2 persons per bedroom, plus 4 additional occupants.
License Validity: Expires annually on April 30.

Parking: Strict requirements (one space per bedroom plus one additional).
License Renewal: Expires May 31 each year.
