Home Sale Process

Selling Your Home Tips

As your Breckenridge Real Estate Agents, we are here to guide you through all the challenging aspects of selling your mountain home, and provide tips that will make your home sell faster and for top dollar. We will help you market, negotiate and close the sale. We will even offer advice on how to make your home most attractive to the marketplace and tips to keep it in show-ready condition.

Here is the general process we walk through with you to sell your mountain home or condo:

Meet with a Real Estate Professional - give us a call. Whether you are here locally, or your home is being managed by a property manager, the best way for us to provide the absolute best advice is to speak with you, get to know your home, your goals, and see the home in person.

Establish a Price - The next step would be for us to put together a Comparable Market Analysis (CMA) - The CMA shows recent homes for sale and homes recently sold that are most similar to yours. Based on your goals and timeframe, we will help you choose the best selling price for your home.

Prepare your Home - Determine a Marketing a Sales Strategy - We know the current real estate market in Breckenridge. We are aware of what buyers are responding to and what lenders are willing to loan. We will help you choose a sales strategy based on your personal profile and needs. Marketing your home is both an art and science. We determine where it is best to feature your home for the most exposure and share with our network to get more qualified buyers into your home.

List Your Mountain Home for Sale in our MLS - Over 85% of home owners list with a professional. We will upload it to the MLS, highlight all the best features and specs of your home, advertise across social media, and manage the listing.

Show Your Home - Opening your home to qualified buyers is important, but the key word here is qualified. We make sure that other agents only bring serious buyers inside your home, to save you time and hassle.

Offers and Negotiation - It’s easy to get frustrated with buyers who make low offers or ask for numerous concessions. We manage all the negotiations as your advocate which minimizes the emotions for you.

Under Contract - Your buyer will likely use a state-approved contract for the offer. This contract is carefully written to avoid misunderstandings and to protect both parties from misinterpretations. We will carefully look it over to make sure your interests are protected and make appropriate suggestions or changes if necessary.

Final Details - Moving The Transaction Forward - We work very hard to ensure that all parties involved in the transaction preform all necessary parts in the appropriate time. Typical homes sales have on average 28 parties involved in the sale. Our job is to manage all aspects moving the transaction forward, so your closing won't be delayed.

Close on Your Home - Once you and your buyer have reached an agreement, the transaction must be turned over to a closing agent. This closing agent is typically a title company that manages the paperwork for the closing sale. You will meet in a neutral  location and sign the documents. We will accompany you to make certain the closing goes smoothly.

Selling a home can take days, weeks or months, depending on market conditions and your strategy. You can trust us to guide you through.
